The picture that emerges: Airbnb ranks listings against a search query using four signal families:
- Relevance signals — does the listing match what the guest searched for?
- Quality signals — is this a well-reviewed, well-run listing?
- Popularity signals — do other guests book it when they see it?

Popularity
The percentage of guests who view your listing and then book it. The cleanest indicator that your listing matches guest intent for a given search.
How to move it: Rewrite title + hero photo to match what winning listings in your city lead with. Stronger title lifts CTR (view → click); stronger description + photos lift conversion (click → book).
Click-through rate from search
Popularity
Of guests who saw your listing in search, what percentage clicked in. Upstream of conversion; Airbnb reads it as an early relevance signal.
How to move it: Title and hero photo do 95% of the work. Generic → specific title change can move CTR 2-3x.
Guest review score (star rating)
Quality
Rolling average star rating. Bucketed into 4.7+, 4.8+, 4.9+ tiers that materially affect ranking. Crossing 4.7 → 4.8 produces the biggest jump.
How to move it: Read every review, find recurring complaints, fix root causes. One-offs don't count; patterns do. Most under-invested lever hosts have.
Number of reviews
Quality + Popularity
Total review count. Social proof + anti-fake-listing signal. Below 5 reviews rank is compressed; above 20 it opens up; above 100 weight compounds.
How to move it: Only hosting more guests moves this. A short check-out message encouraging reviews helps close the gap.
Response rate and time
Trust
Rolling response rate to guest inquiries + average response time. Below 90% or above 24h response time triggers a ranking penalty.
How to move it: Turn on app notifications. Save 3-5 templated responses. Target under 1 hour on any booking-intent inquiry.
Amenity completeness
Relevance
Guests filter on amenities. Not tagging one you actually have means you vanish from every filtered search that includes it. Fastest, cheapest ranking win available.
How to move it: Audit against every field Airbnb offers today. 15 minutes. Propagates within 72 hours.
Booking velocity
Popularity
How fast your calendar fills after openings. Airbnb reads fast-filling as high-demand and rewards it with more visibility.

Photo quality and count
Quality + Popularity
Airbnb measures photo count, resolution, and (per host testing) some visual quality signals. 20+ HD photos consistently outperform fewer than 10.
How to move it: Reshoot hero if it's phone-quality. Add missing angles. Reorder strongest first. $150-300 professional shoot recouped in 2-4 bookings.
Instant Book status

Airbnb has stated Instant Book listings receive a visibility bump. Many guests also filter out non-Instant-Book listings entirely.
How to move it: Enable with strictest requirements you're comfortable with (verified ID, positive reviews, no last-minute).
Superhost status
Trust
Quarterly evaluation on rating, cancellation, response, and hosting volume. Durable ranking lift plus perceived trust.
How to move it: Requirements are the requirements. Rating > 4.8, cancel rate < 1%, response > 90%, 10+ trips/year.
Cancellation rate
Trust
Host-initiated cancellations. Above 1-2% triggers penalties. Above 5% triggers suspension.
How to move it: Only accept bookings you can honor. Use calendar blocks proactively instead of canceling after acceptance.
Listing freshness
Popularity
Airbnb rewards new and freshly-updated listings with a temporary visibility bump. Not enormous but measurable.
How to move it: Time substantive updates (new photos, rewritten description) to coincide with your city's booking-season peak for maximum effect.
Signals you don't control↗
Some ranking factors are structural and out of your hands:
- Property type demand in your city (entire home vs private room vs shared)
- Location within your city (proximity to landmarks, transit)
- Guest personalization (Airbnb tailors results to each searcher's history)
- Seasonality and event-driven demand in your market
Don't waste energy here
Trying to move these is a common mistake — hosts spend months worrying about neighborhood competitiveness instead of the 12 factors they can actually change. Focus your effort where it compounds.

- Response time: more heavily weighted than on Airbnb

- Review reply rate: publicly visible on Booking.com, weighted more than on Airbnb
