Before you start: know what page you're on↗
Most hosts don't actually know where their listing ranks. Before you fix anything, measure your baseline:
- Open Airbnb in a private/incognito window
- Search your city, your typical guest dates, and your typical filters (guests, price)
- Scroll until you find your listing; note the position
- Repeat for 2-3 different date ranges

Fast signals move in
Title, amenity, response-time changes show up in search almost immediately.
8 steps
A weekend of work
Half a day per step, tops. Every step maps to a specific ranking signal Airbnb weights.
Get a precise diagnosis in 2 minutes
For a more precise baseline than eyeballing search results, paste your listing URL into Listrino — free first report returns a factor-by-factor ranking breakdown, cross-referenced with top competitors in your city.
If you're on page 1, this playbook still helps but gains are marginal. If you're on page 3-5, running all 8 steps typically moves you to page 1-2 within 30 days. If you're not showing up at all, start with step 6 (response rate) and step 5 (amenities) — you may be getting filtered out entirely.
The 8-step playbook↗
Rewrite your title
The single highest-leverage change most hosts can make in the next hour. Your title drives click-through rate, and CTR is a top-3 ranking signal Airbnb reads directly.
Rules top-ranked listings follow:
- Under 50 characters (mobile truncates the rest)
- Property type + one specific differentiator + a location cue
- No banned adjectives: cozy, amazing, stunning, perfect, lovely
- Sentence case, no ALL CAPS, no emojis
- Don't repeat your city name — it's already shown in search results
Before
“Cozy Apartment in the Heart of Paris”
Generic, no differentiator, wastes characters on the already-visible city.
After
“Sunlit flat near Eiffel Tower, self check-in”
Specific hook + landmark + arrival cue. Same property; 2-3x the clicks.
Score your current title in our free Airbnb title generator. Rates against Airbnb's official title guidelines and generates 3 AI-optimized alternatives.
Rewrite your description
Your description determines whether guests who clicked actually book. Conversion rate is the highest-weighted signal Airbnb uses, so a strong description compounds every other optimization you make.
The 4-part structure that converts:
- Hook (first 200 characters): a vivid, specific sentence that captures how the place feels. Not "welcome to our lovely home." Something like: "You wake to church bells and coffee-shop smells; the balcony catches morning sun until 11."
- Prove: 2-3 short paragraphs on what guests actually love — pulled from your real reviews
- Orient: practical arrival info — nearest metro, check-in mechanism, quiet hours, wifi speed
- Invite: one warm closing line in first person
Aim for 220-380 words. Short paragraphs. First person tone. Score your current description in our free Airbnb description writer.
Reorder and refresh your photos
Photos drive the click and the emotional booking decision. Airbnb also weights photo count and quality directly.
Do this today:
- Move your strongest wide-angle interior shot to position 1
- Move the view or unique feature to position 2
- Order the rest: bedrooms, kitchen, bathroom, details
- Add missing photos so you have at least 20 total
- Delete any dark, tilted, or cluttered shots
Do this within 30 days: book a professional shoot if your current photos were taken on a phone. $150-$300 typically. ROI recovered in 2-4 additional bookings.
Fix recurring guest complaints
Your reviews contain the exact list of what's costing you stars. Ignore them and your rating plateaus.
How to work through them:
- Read every review from the last 12 months
- Tag recurring themes: check-in confusion, kitchen gaps, cleanliness, noise, wifi
- Ignore one-off complaints from outlier guests
- Fix the top 3 recurring themes this week
The rule of 3
A complaint that appears in 3+ reviews is a signal. A complaint in 1 review is noise. Fix patterns, ignore outliers. This single rule saves months of chasing bad-faith feedback.
Listrino automates this pattern detection — reads every review, groups by theme, hands you a ranked list of fixes with supporting guest quotes attached. Free first report.
Close amenity gaps
The cheapest, fastest ranking win in the whole playbook.
Guests filter on amenities. When your amenity list is missing something you actually have — a washer, a workspace, fast wifi, self check-in — you disappear from every filtered search that includes it.
Do this in the next 15 minutes:
- Open your Airbnb amenity list
- Compare against every category Airbnb offers
- Add every genuine amenity — no false claims, but no unchecked truths either
72-hour payoff
Changes propagate to search within 72 hours. In competitive markets this step alone lifts ranking measurably.
Fix response rate and response time
Below 90% response rate or above 24-hour response time triggers a ranking penalty. Above 95% and under 1 hour is where top-ranked listings sit.
Do this today:
- Enable Airbnb app notifications
- Set up 3-5 saved responses for common questions (check-in time, parking, wifi password, extra guests)
- Aim to reply within 1 hour on any inquiry that shows booking intent
If you host on both Airbnb and Booking.com, response time weighs even more heavily on Booking.com.
Get pricing right
You don't need to race to the bottom, but a listing priced 40% above every comparable competitor won't book, won't accumulate review velocity, and won't rank.
Two options:
- Manual: check the top 10 listings in your city with your bed count and amenities each week; price within ±10% of the median
- Automated: use a dynamic pricing tool like PriceLabs, Wheelhouse, or Beyond Pricing
Listrino intentionally does not touch pricing — dynamic pricing tools do this well. Combine them with Listrino for a complete ranking stack.
Work toward Superhost
Superhost is a durable ranking lift plus a public trust signal. Airbnb evaluates quarterly on:
- 4.8+ average rating over 365 days
- 90%+ response rate over the same window
- Under 1% cancellation rate
- 10+ completed trips per year
If you're within striking distance, treat the requirements as targets. If you're not, focus on steps 1-6; Superhost usually follows once the fundamentals are tuned.
What to expect: a realistic 30-60-90 day timeline↗
Days 1-7
Fast signals activate
Title, description, and amenities updated. CTR from search starts improving within 3-5 days as the algorithm re-scores your listing against the search queries it competes on.
Days 7-30
Conversion + visibility compound
Photo changes propagate. Conversion rate lifts as guests who click see a stronger listing end-to-end. Rank starts moving on your primary search terms.
Days 30-60
Rating begins to shift
Recurring complaints you addressed in step 4 stop appearing in new reviews. Average rating starts trending up as fresh 5-star reviews dilute historical drag.
Days 60-90
Ranking stabilizes higher
Rating improvements compound with response rate + booking velocity. Ranking stabilizes at a new level. Time to run a second full audit and hunt the next 3-5 fixes.
Half-doing it doesn't work
Hosts who run only 2-3 steps see almost none of the movement. The compounding across all 8 is the point — that's where the algorithm rewards the pattern of a serious host, not a single change.
Why is my Airbnb listing not showing up at all?↗
If your listing doesn't appear in search even when you search directly for your city and dates, four common causes:
1. Amenity filter mismatch
You're being filtered out of every search that includes an amenity you have but didn't tag. Run step 5 — closes it in 15 minutes.
2. New listing suppression
Airbnb throttles brand-new listings until they have 3-5 reviews. Get bookings any way you can — friends, family, discounted early rates. Once you cross the threshold, suppression lifts automatically.
3. Policy violation flag
Check your account for warnings or suspended-listing notices. Rare but permanent until resolved. Contact host support directly.
4. Response rate collapse
Dropping below 50% response rate can effectively de-rank a listing. Run step 6 to rebuild it — the algorithm forgives once the trailing average recovers.
If none of these apply and your listing still doesn't surface, run a free Listrino audit — the ranking factor breakdown surfaces the exact reason.
Booking.com: the two tweaks that matter↗
The 8-step playbook works on Booking.com with two tweaks:
- Step 6 (response time): Booking.com penalizes slow responses more aggressively than Airbnb. Aim for under 1 hour, always.
- Step 7 (pricing): Booking.com's Genius program rewards flexible cancellation policies and Genius discounts with visibility. If revenue tolerates it, enable both.
Otherwise, the rest of the playbook — title, description, photos, reviews, amenities, Superhost equivalent (Preferred Partner) — transfers directly.
